This is just an update of progress. Brick has been completed on the outside and HVAC plumbing and electric have been wired. We saw these things at our pre drywall meeting last week. The PM went over everything they did in great detail. He also explained how the energy Star tests were done and how efficient our home will be. This was another reason we wanted a brand new house. They are set to stay putting up drywall this week. By the first of the year they will be starting trim work and cabinets. This is when it will really start looking like a house!

Construction Update
We actually have a house now! They worked on framing all last week and will continue into this week along with starting HVAC, plumbing, and possibly starting the brick by the end of the week! They will also add the rest of the windows and doors, and start working on shingling the roof. We also scheduled our pre-drywall meeting which is in about 2 weeks. I get even more excited every week! Seeing the progress every week has been great.
So we have three framed floors now! Ours is the one with the bay window. I did have a minor freak out when I saw that the house next to ours had dormer windows and we didn't. I asked the PM and he said we will still have them they just were not installed yet. Crisis averted LOL. I really wanted those dormers. I just think it adds character to the house. I will continue with the construction updates and I will also start posting about some design and furniture ideas that I have. I really can't wait to go shopping for furniture and decor!

Update!!!!
Things are officially underway! I go by the house site every Friday and this week there was actually something to see. They started framing! It's in the beginning stages of looking like a house! Our PM said they will continue framing this week and next week pluming, electrical, and HVAC rough-in will start. Next week they will also start to put the brick on the outside of the house. I really can't wait for that. Finally the most exciting news is that he will be contacting us to schedule pre-drywall meetings next Monday! Seems like things are moving pretty fast. I hope it continues to feel like this as we go through the process!

This is just a quick update. Things are officially underway! They broke ground last week and laid some of the foundation. I was so excited to see more than a pile of dirt! LOL They hope to start framing next week.

Pre-Construction Meeting
So yesterday we had our pre-construction meeting with the Project Manager and Sales Rep. I had to go alone because the hubby was sick but I think I held it down well. Before the meeting I searched other blogs to see questions that I should ask. Our project manager was great! He's a young guy but definatley knows what he's talking about! He went over every inch of the house on the blue print and explained everything in great detail. He went over all of our selections and colors to make sure they had everything right. I was very impressed. He also said he would be sending out weekly emails with status updates and pictures on Mondays. We live pretty close so we will be able to visit often but those emails are still very helpful. They are projecting that the house will be done in late February so we will probably have closing sometime in early March. Seems so far away especially since we started the process back in April. But we are soooooo excited to finally start construction. They break ground on Monday.
Pre-Construction Questions
1. Is there an attic storage space? Will there be lights/vents in the attic?
2. What outdoor lights are standard?
3. Will the windows have a screen?
4. Will the laundry fit a front load washer/dryer?
5. Where will the outside hose bibs be?
6. Will the backyard be flat or have a slope?
7. Will we have curved shower rod in guest bathroom?
8. Will master bath shower doors be slide or pull open?
9. Which side is the garbage disposal on in the kitchen sink?
Most questions were answered when he went through the blueprints.
I will post updates and pictures next week!

How Our Ryan Homes Journey Started
Building a Mozart Masterpiece with Ryan Homes
We have been in the process of building our townhouse since last April! However now things are Finally getting started! I've been reading practically OBSESSED with all of the Ryan Home blogs so I decided to make one myself. This is kinda a big deal ( at least I think so anyway) and I want to document the process. The good the bad and the ugly lol. I hope my blog will be as helpful to someone else as much as the ones I've read were helpful to me! OK.....so we are building a new construction townhouse with Ryan homes. The model is the Mozart. I started throwing the idea about buying a house around with the hubby and finally convinced him to go check out the model with me. First of all the neighborhood is amazing! It's exactly what I was looking for. It has 3 community centers, a pool, playgrounds, jogging trails and it is close to a nice lake with a farmers market and summer concerts series! It's beautiful! The sales rep explained that it is an up and coming area for young families like us. We toured the model and I LOVED IT! It has pretty much everything I wanted! After a LONG time waiting we are finally set to start building. We have our pre-construction meeting tomorrow. I will update with the questions I asked and how it went.
